Pros

  • Right on Sukhumvit Soi 11, steps from rooftop bars and clubs like Above Eleven and Levels
  • Short walk to BTS Nana and about ten minutes on foot to Nana Plaza
  • Gutted and reopened as Pipa in 2025: modern rooms, a rooftop pool and two restaurants
  • Strong early Agoda score, though on a small sample so far

Cons

  • Rebranded from the old Grand President in 2025, so its former guest-friendly policy may not carry over: confirm before you book
  • Rates run well above the budget serviced-apartment prices it used to charge
  • Brand-new listing, so the review history is still thin

Pipa Hotel Bangkok is the 2025 reinvention of the old Grand President on Sukhumvit Soi 11. They gutted the building, cut the room count from around 290 to roughly 170, and reopened it as a design-led 4-star with a rooftop pool, two restaurants and an executive lounge. The location is the real pitch: you step straight out onto Soi 11, one of Bangkok’s busiest nightlife strips, with rooftop bars and clubs like Above Eleven, Levels and Sugar Club a couple of minutes away. The Nana BTS is a short walk, and Nana Plaza is about ten minutes on foot.

Early Agoda reviews are strong, around 9 out of 10, but the listing is new so that score rests on a small sample for now. Expect modern rooms with smart-room touches, at rates that sit well above the budget serviced-apartment prices the Grand President used to charge.

Guest policy

Here is the catch for this list. The old Grand President was reported guest friendly with no joiner fee. Pipa is a full rebrand under new management, and we have found no report confirming that the no-fee policy survived the changeover. Treat it as unconfirmed: ask the hotel directly, in writing, before you count on bringing a guest back. Either way your visitor registers an ID or passport at reception, which is the law in Thailand, not a hotel rule.

The verdict

As a stylish, well-placed base on Soi 11, Pipa is easy to like, and the nightlife on its doorstep is hard to beat. As a guest-friendly pick specifically, it is a question mark until someone confirms the current policy. Strong hotel, unproven joiner stance: book it for the location, but get the visitor policy in writing first.
